Owners of several properties

Your properties in one list: rent, leases, occupancy.

Five flats or a hundred shops: every property is a row, even when its building is not on Komekan. See lease expiries months ahead, hand a flat to an agent with a share code; rent, tenant and notes stay with you alone.

Every property in one list: occupancy, rent, lease expiries

Which lease ends when, which shop is empty; the answer is spread over three notebooks and a spreadsheet.

The portfolio page lists every property with its type, status, tenant and rent; above it, occupancy, the next 12 months of lease expiries and monthly rent by type. Search and paging keep up with hundreds of properties.

  • Flat, shop, office, warehouse, land, building
  • Rented / vacant / owner occupied
  • Lease expiries month by month
  • Monthly rent by type

A flat to let goes to the agent with one code

The flat you described to the agent by phone comes back two weeks later as a very different listing.

"Assign to an agent" next to the property takes the agency's eight-character code, the purpose (letting or sale), the asking price and a note; as you type the code you see the agency's licence status. The agent sees listing facts only and accepts or declines. Once they accept, the e-Devlet EİDS step appears with the agency's licence number ready, and you record the dates. A Komekan mandate does not replace the written authorisation contract or the e-Devlet authorisation.

  • The agency's share code and licence status
  • Letting or sale, asking price
  • e-Devlet EİDS step after acceptance, licence number ready
  • Street address only after acceptance

Units you hold on Komekan link into the portfolio

The flat where you are the landlord sits in the estate's system; your portfolio list is somewhere else.

Where an estate lists you as landlord, those units join the portfolio with "Add all"; if a rent contract exists, rent and dates come along. One click opens the estate from the linked unit.

  • Units where you are landlord are suggested
  • Rent and dates come from the contract
  • One click to the estate
  • Estates that join later link too

Rent, tenant and notes stay with you

Share a property once and the tenant's name, the rent and your notes travel from hand to hand.

A portfolio is private: no estate manager, agent or other role can read rent, tenant or notes. The agent sees listing facts; the street address opens only after they accept the mandate.

  • Rent and tenant visible to the owner only
  • Notes are never shared
  • Agents limited to listing facts
  • Address after acceptance
